Property Maintenance Worker
Responsibilities​
​
-
General Maintenance & Repairs: addressing minor plumbing, HVAC, appliances and carpentry issues
-
Exterior Grounds-keeping: landscaping, windows, yard work, cleaning & emptying garbage bins, sweeping, shovelling & snow blowing entrances and walkways

Inventory Management: keeping track of supplies and tools, placing orders for materials as needed​

Collaboration: working with the Owners and Rental Manager to complete tenant requests, and prepare units for new occupants
-
Preventative Maintenance: performing routine checks and maintenance on various building systems
-
Cleaning & Upkeep: assist the custodian when needed
-
Safety: observe safety and legal protocols as per WorkSafeNB and The Residential Tenancies Act of New Brunswick, WHMIS
Skills​
​

Organization: ability to manage time effectively, prioritize tasks from a list, maintain organized records including time sheets, reports and maintenance records
-
Technical Skills: basic knowledge of plumbing, HVAC, and carpentry is essential, as is crack fill & painting
-
Problem-Solving: ability to diagnose and trouble-shoot maintenance issues

Physical Stamina: ability to perform physically demanding tasks, such as lifting, moving, lawn maintenance & snow removal
-
Customer Service: strong English communication and interpersonal skills for interacting with tenants, fellow workers and outside contractors
-
Motivated: ability to work independently with little supervision

Trustworthy: ensure the buildings remain secure, and maintain discretion with tenants
Employment Details​

Experience: minimum of 1 year in a similar role

References Required: 1 personal & 2 work

Hours: Variable - 16 to 35 hours, 2 to 5 days per week, depending on the weather and capabilities

Wages: $18 to $22 per hour depending on experience

Communication: have a mobile phone with text or email capabilities

Screening: willing to provide a background and police record check

Transportation: must have a valid driver's license and own transportation to travel between buildings (uptown Saint John and West Saint John) and to pick up supplies when needed
Caretaker (Custodian)
Responsibilities​

Cleaning the Interior of two buildings: common areas including entrances, lobbies, elevators, gyms, bathrooms, parking garage, stairwells, storage area, and refuse areas, as well as full cleaning of vacated apartments as needed
-
Exterior Grounds-keeping: assisting the Maintenance Worker with landscaping, windows, yard work, cleaning & emptying garbage bins, sweeping, shovelling & snow blowing entrances and walkways

Inventory Management: keeping track of supplies and tools, placing orders for materials as needed​

Collaboration: working with the Owners, Rental Manager & Maintenance Worker as team to keep the buildings clean & well maintained

Inspections: performing routine checks of the building and reporting any concerns to the Rental Manager
-
Safety: observe safety and legal protocols as per WorkSafeNB and The Residential Tenancies Act of New Brunswick; as well as WHMIS protocols
Skills​

Organization: ability to manage time effectively, prioritize tasks from a list, maintain organized records including time sheets

Technical Skills: basic knowledge of cleaning appliances such as vacuums and steamers; clear understanding of cleaning chemicals (will provide WHMIS training)

Physical Stamina: ability to perform physically demanding tasks to complete work within the allotted time

Customer Service: strong English communication and interpersonal skills for interacting with tenants, guests and fellow workers

Motivated: ability to work independently through a daily checklist with little supervision
